SSKB Strata Series: Storm Season in Strata Masterclass

Storm season in South East Queensland doesn’t wait for committees to be ready, and with the region’s wet season fast approaching, storm season preparedness for strata is front of mind for owners, committees and building managers alike.

SSKB hosted clients in our offices on the Gold Coast and in Brisbane for an intimate, in-person Storm Season Preparedness Masterclass — a more conversational alternative to our larger educational evenings, with our presenters seated at the table alongside clients rather than up the front of a room. Joined by Dan from Johns Lyng Group (JLG), the session gave owners, committee members and building managers the chance to ask their burning questions, work through real-life examples, and walk away with their own printed Storm Season Preparedness Checklist to keep on hand through the season ahead.

The evening covered the full lifecycle of storm readiness — from walking the scheme to spot risk points, through to what happens in the days and weeks after a storm has passed.

What we covered

Walking the scheme — how to spot risk points from the boundary and car park through to the roof, and how to turn a walkthrough into a real action plan with clear owners and due dates.

Building a go-bag or storm cupboard — the essentials every scheme should have on hand, plus a good discussion on where glow sticks fit in (and where they don’t).

Setting up a communication plan — how to nominate the right channels, prepare a “storm mode” message in advance, and stop multiple reports turning into chaos.

Sandbags and flood readiness — sourcing sandbags before you need them, and the common mistakes Dan sees on the ground.

Car parks, pumps and access — planning trigger points, safe access and who’s authorised to do what.

Documentation, people and privacy — what to photograph, what to keep offline, and how to support residents without overstepping on privacy.

During and after the storm — what to do (and avoid) when a warning is issued, while water is entering, and in the critical hours immediately after impact.

Recovery and claims — how continuity from quote to repair helps avoid duplication and delay, and what to expect from the insurer approval process.

Attendees left with a takeaway many committees haven’t had before: a clear, practical checklist covering everything above, ready to work through with their committee and building manager before storm season arrives.

The format — smaller groups, presenters at the table, and plenty of room for scheme-specific questions — meant attendees left with answers to the questions actually keeping them up at night about their own buildings.
