In the wake of Cyclone Alfred, ensuring the safety of your property and minimising further damage is a priority. If your property has sustained damage, emergency or make-safe repairs should be carried out as soon as possible.
Arranging Emergency Repairs
Before taking any action, check with your Building Manager or Strata Committee, as they may have already arranged for necessary repairs. For immediate assistance with urgent repairs, contact Johns Lyng Strata Services on 1300 092 863. If you are unsure who to call, the State Emergency Service (SES) can be reached at 132 500 for emergency assistance.
It is crucial to keep records of all reports and associated costs, as insurers will review these before confirming whether they are claimable under the policy.
Certificates of Currency – Fee Waiver
To assist Owners and Committees in making insurance claims through the Body Corporate (QLD) or Owners Corporation (NSW) insurance, we will be providing a digital copy of each scheme’s Certificate of Currency via the SSKB app and mySSKB web portal in the coming days.
Under normal circumstances, processing these certificates incurs a fee. However, due to the current emergency, all fees related to processing and issuing Certificates of Currency will be waived for schemes in Sunshine Coast, Brisbane, Gold Coast, and Northern New South Wales.
The Certificate of Currency contains essential information for insurance claims, including the policy number, a breakdown of coverage, the maximum sum insured under each sub-policy, and, in some cases, specific excess details. Please note that Strata Insurance applies only to Common Property and may or may not include flood damage, depending on the policy. We encourage all owners to familiarise themselves with their scheme’s policy to stay informed in the event of damage.
Certificates can be found in the SSKB app or mySSKB web portal under Documents > Owner Documents.
Insurance claims under the Body Corporate/Owners Corporation policy can be submitted via the Insurance Claim Form.
Please note: Certificates of Currency are only available free of charge through the SSKB app or mySSKB. Any certificates purchased via the StrataMax Portal will still incur a fee of $30.00.
