At SSKB we promote positive communities and understand the importance of Committees, Owners, Building Managers and Body Corporate/Owners Corporation Managers working cooperatively for the benefit of all owners. One of our Brisbane schemes is an excellent example of a positive and proactive strata community working together.

The Solito community is a layered scheme located in Carindale consisting of a Principal Body Corporate (PBC) and four subsidiary schemes.  Between the five schemes are 208 lots and approximately 650 residents.

In our spotlight on this community, we summarise a few of the key points of difference that make this a sought-after Brisbane property.

Maintenance issues are addressed

The community have an experienced and proactive onsite management team who ensure the property is well maintained and who make recommendations regarding improvements.  In addition, the PBC members undertake regular building walkarounds to view the condition of the property and make decisions on any necessary maintenance between meetings.  This ensures the Committee has a clear understanding of maintenance requirements which assists with controlling expenditure and the preparation of budgets so that levies are prudent and stable, avoiding large unexpected costs.

The onsite management team and committees work together

The onsite management team and committees are in regular contact to discuss any issues experienced at the property.  The committees also have a 12-month (in advance) meeting schedule in place and hold quarterly formal committee meetings.  This provides a forum for the bodies corporate to escalate issues to the PBC and ensure owners also have an opportunity to raise any items.

Strong sense of community

There is a strong sense of community amongst the residents at Solito.  This is also strengthened by social gatherings organised by the committee and owners such as monthly drinks in the BBQ area and a ladies morning tea held in the common room.  By holding regular social gatherings, residents are provided with an opportunity to get to know their neighbours and we believe this further promotes the positives of the community.
